Situation

Mark Gill and family, Owners of Green Acres Nursery & Supply, desired to expand operations outside of their existing Roseville and Sacramento locations. The retailer required over 90,000 square feet of space including indoor showroom, customer service area, office and administrative component along with expansion of the outdoor area with uncovered patio and covered greenery space.

Challenges

Retail spaces of this size are not uncommon, however, finding a space of this size with a large outdoor area was enormously difficult. Additionally, Green Acres required above average demographics, excellent visibility and exposure, high daily traffic counts and distinctive market presence. Meeting all needs was virtually impossible.

Results

After months of searching, Robb Osborne and Mark Gill found a few options for consideration. Among these options were a vacated Circuit City building in Folsom that could potentially be converted to include an outdoor area, a bank-owned piece of land for sale in Elk Grove that required rezoning, and the newly developed, highly anticipated Rocklin Crossing Town Center in Rocklin. With much work, many months of negotiations, and absolute dedication to the initiative, Gill and Osborne were able to solidify a deal at each atypical option. In 2012, the Folsom location opened. In 2015, the Elk Grove location opened and in February 2016, the Rocklin Crossing location opened. Robb Osborne’s involvement in this project provided his client with unmatched service. Through collaborative efforts, Osborne was able to secure a prime location at Rocklin Crossing with visibility from Interstate 80 – the most travelled Interstate in Northern California. The Rocklin Crossing location provides Green Acres with an innovative, “First of its Kind” solution. The Elk Grove location offered Gill and family ownership benefits versus leasing only and is the first location Gill and family fostered from ground-up. In addition, the Folsom location added overall community value by refurbishing and recycling an abandoned “big box” store. All solutions further enhanced the Green Acres core values by providing customers more than just a plant nursery!
